Ian Deuchar

Ian is a Senior Property Solicitor with previous City experience.
He works closely with Nick Dyer within the Social Housing Team on a range of development and other property transactions for Social Housing projects. These include options, acquisitions conditional on grant funding and/or satisfactory planning permission, and development agreements. He is experienced in development issues of particular relevance to Registered Social Landlords (RSLs) such as ‘golden brick’ arrangements, “off–the-shelf” purchases, SDLT and VAT problems and Housing Corporation grant conditions.
Ian also deals with infrastructure agreements during the development process and undertakes stock transfers between RSLs, pre-development site investigations, and the charging of tranches of schemes in connection with large scale loan facilities.
Ian has recently advised RSL clients in relation to:
- The acquisition of a substantial affordable housing scheme involving agreements for development leases including advice on solutions to minimise and recover stamp duty and VAT, and to address planning obligations and restrictive covenant and title problems
- Acting in connection with the multi-million pound recharging of a substantial number schemes throughout the South West belonging to an RSL
- The transfer of a number of housing schemes from one RSL to another
